Get results in days, not monthsResults in days, not monthsMonterey County is a high-income market, and that shapes how SEO should be built here. GetPhound is a search engine optimization agency for small businesses: pages for each city you serve, Google Maps and AI search work, and flat monthly plans with no contracts. Here is the data behind the Monterey County market.
The market in numbers
Local Search Competition Index
61.1/ 100
Ranked 495 of 1,822 counties with 20,000+ residents and 222 of the 400 markets we cover. More local businesses chasing the same searches pushes the score up. How we calculate it
We score every U.S. county-equivalent with 20,000 or more residents on how many local-search businesses (the lawyers, dentists, contractors, restaurants, salons and agents that customers find on Google and the map) compete for the same customers. Monterey County scores 61.1, which is close to the middle of the pack.
Two features set Monterey County apart: it is a high-income county, and it is also a county with many sizeable cities and towns. The eight measures that follow place it among each other county.
Each bar sets Monterey County alongside all 1,822 U.S. counties with 20,000 or more residents. Source data: U.S. Census Bureau Population Estimates, County Business Patterns (2017 and 2022), Small Area Income and Poverty Estimates and the Building Permits Survey.
What stands out
Monterey County is an affluent market: median household income is $86,809, higher than 86% of U.S. counties. Customers with that kind of budget tend to research before they hire, so reviews, depth of content and a website that explains the work carry more weight than a single ranking. Search engine optimization here means being credible on every page a buyer might open.
Monterey County has 430,723 residents, which ranks 168th of 3,143 U.S. counties, and its population has changed −1.9% since the 2020 Census. Across all industries it has 9,087 employer locations, 21.1 per 1,000 residents.
No single place dominates Monterey County: the largest, Salinas, has about 37% of residents, and others include Seaside (31,317), Monterey (29,116), Soledad (23,947) and Marina (22,833). Searchers use their own town's name, so each place is its own ranking opportunity.
24% of residents (101,387 people) live outside any incorporated place, so county-level and "near me" searches matter as much as city names.
Communities
Population by place, from the Census Bureau's latest estimates. People search by town name, so each of these is a separate set of searches and a possible landing page for each service you offer.
| Place | Residents (2023 est.) | Portion of county population |
|---|---|---|
| Salinas | 159,506 | 37% |
| Seaside | 31,317 | 7% |
| Monterey | 29,116 | 7% |
| Soledad | 23,947 | 6% |
| Marina | 22,833 | 5% |
| Greenfield | 20,634 | 5% |
Data: Census Bureau Population Estimates. A place is a city, town or census-designated place; where a city extends into a neighboring county, we count only the part that lies in Monterey County.
Your competition
For each local-search category we divide employer locations by population and compare the result with the median county. A reading of 2.0x means two times the businesses per resident a typical county has.
Crowding is employer locations per 10,000 residents relative to the median U.S. county of 20,000+ residents (1.0x is typical; the dark tick marks it). Counts are establishments from County Business Patterns (2017, 2022), not search volumes. See the method
The residential remodelers category is the most contested in Monterey County: 225 locations, 1.7x the density of a typical county, and up 14.2% since 2017. Dentists (181 locations, 1.5x) and physicians offices (250 locations, 1.4x) also run above a normal county. The insurance agencies and brokerages category is the least contested here at 0.7x typical (104 locations), so there are fewer rival pages for those searches.
Real estate agents and brokers grew fastest, up 15.2% since 2017 to 129 locations, so new rivals keep arriving there. Insurance agencies and brokerages went the other way, down 16.1% to 104 locations. The tiniest competitors are in real estate agents and brokers: 115 of 129 locations (89%) have fewer than five employees.
The figures show who competes, not how much demand there is. Search volume and how fast a page can rank depend on factors that public data does not reveal, so treat a crowded category as a reason to plan and a quiet one as an opening.
Demand signal
Housing units authorized by building permits. Source: U.S. Census Bureau Building Permits Survey (annual files by county, plus a year-to-date comparison of identical months). Permits are authorizations, not completed homes.
Monterey County authorized 1,086 housing units in 2022 and 813 in 2025, about 25% fewer; 2025 still works out to 18.9 units per 10,000 residents, less than in 64% of counties. For January through August, permits are running at 505 against 454 a year earlier (+11.2%).
The construction-linked categories already most contested in Monterey County are residential remodelers (1.7x typical) and roofing contractors (1.7x typical). Because search rankings take time to build, a rise in permits is a reason to start now, and a drop is a reason to lean harder on repair, replacement and service-specific pages.

Look-alikes are the six counties in our 400-market set closest to this one on size, income, local-search competition, small-business mix and growth. Sources are listed above.
Mercer County, NJ is the closest match, scoring 64.8 against Monterey County's 61.1. Santa Barbara County, CA is the furthest from it, scoring 77.3. The small-business mix differs too: 56.4% of Mercer County, NJ's locations have fewer than five employees, against 58.2% here. If you already do SEO in one of these markets, the comparison shows how alike the competition is, not what your results will be.

Questions we hear
We bill one flat monthly fee with nothing to sign and no setup fee: $495 for RankGuarantee™ landing pages, or $1,495, $2,495 or $3,495 for the Silver, Gold and Platinum Organic Growth plans. A fully managed, custom-built website comes with Gold and Platinum.
Nobody can promise a date for SEO, because it builds gradually. How quickly pages climb depends on how crowded your category is, how strong your website and Google Business Profile are, and how much we can publish. In Monterey County, residential remodelers is especially contested (1.7x a typical county), so expect that category to take longer. We work in six-month planning cycles, with no contract, and report each month.
About average. Monterey County scores 61.1 on our Local Search Competition Index, ranking 495th of 1,822 counties with 20,000+ residents and 222nd of the 400 markets we cover. Residential remodelers is the densest category here, at 1.7 times the typical county. 58.2% of local-search locations are tiny, with fewer than five employees, and tiny shops often have thin websites to outrank. That is a case for starting early: steady SEO tends to hold its position where fewer rivals are building.
Across the fifteen categories we track, the largest by employer locations in Monterey County are full-service restaurants (390), physicians offices (250) and residential remodelers (225). Measured against a typical county, the most contested are residential remodelers (1.7x) and dentists (1.5x). Size and crowding in a category do not decide whether SEO works for you; it shows how many other sites would be in the results with you.
The ones you serve. Monterey County has 10 places of 2,500 or more residents, led by Salinas, Seaside, Monterey, Soledad and Marina. RankGuarantee™ builds local landing pages for each service in each city you serve (25 new pages a month on the $495 plan, 25 to 100 on Organic Growth), so the plan follows your service area, not the county line.
Absolutely. Every Organic Growth plan includes Google Business Profile optimization, citations and review management, plus on-page and technical SEO, strategic content and AI search (GEO) work. Maps rankings carry the most weight for "near me" searches, and much of what people search for in Monterey County depends on them.
It can help. We include AI search (GEO) optimization in our plans: clean, structured pages and consistent business information give AI tools more to draw on. No one can guarantee a mention in an AI answer, and we do not promise one, but the same work that earns rankings builds the content those tools use.
Usually a mix of both. Ads can send calls within days and charge per click; SEO takes longer but keeps working with no per-click charge. When you need leads right away, begin with ads (we manage Google Ads, Bing and Meta too) and let SEO build the asset that reduces your reliance on them.
Cancel whenever you like; there is no setup fee. Your monthly plan includes the keyword research, website audit and six-month strategy up front, then the pages and content in your tier, rank tracking, and one account manager who knows your Monterey County business.
